Alley 400 Lê Văn Sỹ · District 3 · a duplex villa

A 60-year-old house still lived in — half of it a coffee shop.

Before PATIO CAFÉ, this was the home of a flower trader. The other half of the duplex villa is still lived in today — while this half, an interior architect kept every louvered shutter and every encaustic tile, and set a coffee shop into it.

His philosophy: capture the soul of the existing space and let old and new converse — no demolition, no fake renovation. The minimalist sculptural arch in the upstairs corner room is “the building's memory, shaped into form.”

Timeline

Three lives of one house

~1960s

The flower trader's house

A duplex villa rose in Lê Văn Sỹ alley — louvered shutters, encaustic tiles, a tree-planted side yard. One half was the home of a flower-trading family.

Today

Half still lived in

The other half of the duplex is still a family home — a coffee shop and everyday life under one 60-year-old roof.

PATIO CAFÉ

The architect kept whatever was still sound, and set into it a La Marzocco, pour-over and memory-evoking sculptures — naming the shop after its loveliest thing: the patio.

Traces preserved

What 60 years left behind

Every shutter, every tile is a trace — the shop keeps everything that still has a story to tell.

The villa's old louvered shutters

The louvers

The louvered shutters are kept intact — looking through them out to the courtyard is one of the shop's signature views.

Vintage encaustic tiles upstairs

Encaustic tiles

The original yellow-green encaustic tile floor in the upstairs gallery — to step on it is to step across 60 years.

The villa's inner courtyard

The courtyard

The vine-shaded side courtyard — “patio” in the truest sense, the thing that made the architect name the shop “like naming a pet.”

The veranda and the barista counter

The veranda

The sunniest veranda — vine curtains, plants along the walls, glass doors opening to the barista counter.
